Norméo centralizes building records, identifies missing information, and prepares the file sent to the authorized professional. After their work, confirmed actions remain tracked in the property record.

WHAT CHANGES

Two documents structure the process.

Since the regulation came into force on August 14, 2025, divided co-ownership syndicates must obtain a maintenance log and contingency fund study prepared under the applicable rules.

Existing syndicates generally have three years and one day—until August 15, 2028. Different rules apply in some situations, including recent co-ownerships and developer transitions.

Maintenance log

It brings together the common-property inventory, required maintenance and frequency, known history, contracts, warranties, reports and relevant manuals. The board updates it annually.

Professional review is generally every five years; some eligible smaller properties may fall under a ten-year horizon.

Contingency fund study

Over a horizon of at least 25 years, it establishes foreseeable major repairs and replacements, estimated costs, and recommended fund contributions.

A new study must be obtained at least every five years.
